Mannequin LLC, one of the region’s leading real estate developers, and Turnbridge Equities, a privately held, full-service real estate investment, development and SEC-registered investment advisory firm, have completed a 358,400-square-foot lease with Ferguson. Ferguson is one of North America’s leading value-added distributors in the residential, non-residential, new construction and maintenance, repair and improvement (RMI) end markets. The Ferguson site includes a 358,400-square-foot state-of-the-art 36-foot clear-height warehouse distribution facility, approximately 260 parking spaces, 56 truck docks, four driveways and 80 trailer parking spaces, as well as three acres of outdoor storage space.
This long-term lease will serve as one of Ferguson Market’s distribution centers, a facility designed to provide same-day or next-day product deliveries to its stores and customers in the Washington metro market within a 100-mile radius.
Located on 442 acres at Queens Court Route 301, National Capital Business Park will house up to 13 state-of-the-art industrial facilities that can accommodate warehousing, distribution, light manufacturing or cold storage uses. The buildings are designed to meet the latest logistics and “last mile” distribution standards with high clear ceiling heights, advanced fire protection, generous staff parking, expanded truck courts and multiple trailer drops. All buildings in the National Capital Business Park are designed with solar panels on their roofs, which generate approximately 11.3 megawatts of electricity, enough to power 1,100 homes with clean energy. The National Capital Business Park includes an adjacent 20-acre multipurpose park for community development and an on-site 200-acre stream valley and forest preserve.
National Capital Business Park is the third largest and wealthiest combined statistical area in the United States, with nearly 10 million residents, a major seaport, and commercial routes to Interstates 95, 70, 83, Routes 50/301 and Interstate 81. , also near the Capital Beltway (I-95 / I-495). National Capital Business Park’s corporate neighbors include Amazon, Target, FedEx and Nordstrom distribution centers.
Construction of the National Capital Business Park is expected to be completed in mid-2023, with the first buildings expected to be delivered. Only four buildings totaling nearly 1 million square feet are available in Phase 1 of the project. Once completed, the National Capital Business Park will bring major improvements to Route 301, increase tax revenue, and create nearly 5,000 jobs.
