Atlas Capital marks Revol, Joybird to the Arts District mixed-use complex

Atlas Capital is filling mixed-use complex ROW DTLA with a fashion brand popular among social media influencers and a high-end furniture manufacturer signing new leases at the property.

Furniture makers Joybird and Revolve have taken 68,000 square feet in the nearly 2 million-square-foot Arts District, according to announcements this week. Savills’ Chris O’Connor represented Revolution in the lease, while Joybird’s broker was not disclosed.

Revol, which sells clothing, shoes and cosmetics through its website, is taking 42,000 square feet of office space at the property, as well as a 6,000 square foot photo studio.

The e-commerce company has moved from a 40,000-square-foot space in the Jerry’s Building at 910 South Los Angeles Avenue.

Revol is still headquartered at 12889 Moore Street in Cerritos — an approximately 250,000-square-foot distribution center and warehouse — and previously opened a 10,000-square-foot pop-up location on Melrose Street in West Hollywood.

Joybird, which sells $4,000-plus sofas and custom furniture, signed a 20,000-square-foot lease on the property and will move in next year after renovating the space.

Part of the space will be retail and open to the public, with customers able to order items online.

Joybird currently owns a 4,500-square-foot retail store at 8335 Melrose Avenue in West Hollywood, formerly occupied by Rebecca Minkoff.

Both deals come as the LA office market struggles with vacancies. According to JLL, 23 percent of all downtown space was vacant in the second quarter, a slight improvement from last year.

“Leases were more muted, reflecting concerns about the economy,” JLL said in a recent report.

Financial terms of the two leases were not disclosed. A representative of Atlas Capital said many tenants were able to secure flexible lease terms due to the availability of pre-furnished offices and units.

Other tenants in the ROW include Virgin Hyperloop, a transportation technology company and design firm HOK. GoFundMe signed a lease for 13,500 square feet at ROW DTLA last year, according to a source familiar with the deal.
